The CEO, Pete Chenery has been active in the statewide Commercial Real Estate market for 25 years. His specialties include, but are not limited to, Property Management, Buyer/Tenant Representation, and Site Selections/Acquisitions. Pete also served as the Chairman of the Realtors Commercial Alliance of the North Carolina Association of REALTORS for three years and is currently the immediate past Chair heading up the Education Committee for the Realtors Commercial Alliance, as well as representing the Triangle Commercial Association of Realtors as a Director on the state association.

SONY ERICSSON W960i



The new Sony Ericsson touch’n'play Walkman phone, the W960i has an impressive 8GB of internal memory. The also has a 2.6” QVGA touch screen which supports 262,000 colours. Marked improvements from its predecessor, the W950i, include the addition of a 3.2 megapixel camera and a standard phone keypad.

As with the W950i the Sony Ericsson W960i runs on the Symbian UIQ platform. The user can operate the phone via the keypad, a scroll wheel situated on the side of the phone or using the handsets touch screen. There is an RSS reader, FM radio and built in email client. Being a Symbian phone it is possible to enhance the functionality of the handset by the addition of a range of third party software.

The walkman player on the W960i is the latest version 2.0 player with support for album art. With the new Media Manager replacing Disc2Go, transferring music to the handset is as easy as drag n drop. The W960i has the Sony Ericsson Track ID feature. This lets you record a snippet of unknown music to the phone and upload it to the Sony Ericsson website. The music will be ID tagged and sent back to your phone with title, artist and album information.

The W960i is a Tri band GSM and 3G handset. The web browser is the excellent Opera browser for phones.

New York City Investment Fund

The New York City Investment Fund is a private fund with a civic mission. The fund was the vision of Henry R. Kravis, founding partner of Kohlberg Kravis Roberts & Co., who serves as its Co-Chairman. His goal was to mobilize the city's financial and business leaders to help build a stronger and more diversified local economy. To that end, the Fund has built a network of top experts from the investment and corporate communities who help identify and support New York City's most promising entrepreneurs in both the for-profit and not-for-profit sectors.

The Fund was established in late 1996, under the auspices of the nonprofit The Partnership for New York City. It was initially capitalized by contributions of $1 million each from sixty-seven individual and corporate investors, who invested for the good of the city and without expectation of financial returns. This is an evergreen fund, in which realized gains are reinvested in other worthwhile projects.

The Fund has raised in excess of $110 million. Its investments typically range in size from $1 million to $5 million. The Fund provides equity or debt, structured to meet the needs of the project. It will invest at any stage of business development, but is seeking to exit in about five years. To date, the Fund has invested in over eighty projects. The Fund also established the Financial Recovery Fund (PDF 361K) and raised over $12 million (including a $1 million contribution from the Civic Capital Corporation) to provide recoverable grants to small businesses impacted by the events of September 11.



Nokia N95 8GB



The Nokia N95 8GB is a little bit more than just the existing N95 with a paint job and memory upgrade - this version of the N95 has a larger screen and enhanced GPS, plus N-Gage gaming. The display has been upgraded to a 2.8" panel from 2.6", and according to Nokia it is also brighter and clearer than ever before. In fact, the screen is the same size as the HTC TyTN II - but the big drawback with the Nokia N95 8GB is that it doesn't have a touchscreen.

One criticism of the original N95 (since resolved in a software update) was the amount of time that it took to get a GPS fix, now Nokia have upgraded this to A-GPS which is quicker. Basic mapping functions will be included, but full Navigation support will require a subscription. There's comprehensive multimedia support too, the N95 8GB can play back MP3, AAC, M4A and WMA audio files plus video clips. There's an FM radio too for good measure. The N95 8GB retains the unusual two-way slider mechanism that allows users to switch between the number pad and a set of dedicated media keys.

An addition, there's a web browser, email client and set of personal information management applications. The N95 8GB can also view common email attachment types such as Microsoft Office and PDF files. As you can guess by the name, the Nokia N95 8GB now has eight gigabytes of internal memory, although unlike the original N95 it does not appear to be possible to add a memory card. Nokia say that this can hold up to 6000 songs or 20 hours of videos.

To be honest, there wasn't much wrong with the original N95 (apart from the lack of a touchscreen) and there's no pressing reason to upgrade if you're an N95 user. The physical characteristics of the N95 8GB are very similar to the original at 99 x 53 x 21mm in size and slightly heavier at 128 grams in weight. Maximum talktime is around 3.5 hours on 3G, 5 hours on GSM and the standby time is up to 11 days. Nokia say that the N95 8GB should be available during the fourth quarter of 2007 for a price of around €560 / £380 / $700 before tax and subsidy.
